    The reason for the canal off the main river is the Sea Ray/Boston Whaler Plant. This was the Palm Coast facility. About 10 miles or so south of Palm Coast Marina and Hammock Beach.

    Yup, Sea Ray pulled out and Boston Whaler are taking over the plant.
    I sure would not want to be downwind of the plant but this new marina seems to be North of it.

    Appears shared canal. Wind blows in both directions.

    I looked up the prevailing winds in the area, seems to be mostly East, but during a frontal passage the wind clocks around of course.

    We are considering moving there in a few years: If you buy a lot, you can sit on it for 5 years before you have to build, but the developer reserves the right to buy the lot back for 150% of what you paid if you decide to sell instead of building.
