Odd that it would start that early, before work would have begun. My guess would be that it was something smoldering since the night before.
I'm really surprised it didn't jump to the next building. The fire department didn't get major equipment from other areas on scene for a couple of hours. The local fire crew are volunteers.
They did a great job of keeping the fire contained and knocked down, especially considering they had water trouble.
