Thought it would sell for more than twice that.

Are the mega-iguanas property that conveys?

Buyers were looking at it as a lot, not as a house and lot. We looked with friends. It sold for pretty near a reasonable value. Property up the New River doesn't bring the values that property outside on the canals and closer to the ICW does. The house was built in 1937 and last remodel was 20 years ago. They talk about potential dockage but current dock would likely need to be replaced and more dockage needed. Plus maneuverability and proximity to traffic a negative. Just the cost of a good seawall and concrete dock would be extreme. To build around the entire property would be several million dollars. Also, even at $2 million it's far above the prices of property for sale around it while if it was just outside the New River it would be below the average prices.

One hears location, location, location and one thing we've learned in business that also applies to residential is "almost location" doesn't count.

On the other hand, a beautiful setting if one just wanted to remodel the house and enjoy it as is. Nice house and lot and sold at a reasonable price. Just not worth the $4 million they started at or the $2.5 they ended up listed at.

Last time I rounded the peninsula, Jurassic descendants had taken over.

Actually, what to do with them has come up in many discussions and at least one couple said "forget it" quickly as the woman ran when she saw them. You can have pest control come but gets very expensive. Can kill them but only certain ways. Must be "humane killing", an oxymoron if I've ever heard one. Must be instantly with no suffering or it's a crime. You can trap them but you can't relocate them.

On one hand the article says you must be humane and on the other hand they say you can use an electric fence to deter them. Has anyone else ever been whacked by an electric fence ?
